Unique Ways To Get More Seller Leads

The housing market has been heating up over the past couple of years.  With inventories dwindling, sellers looking to capitalize on booming housing prices, and buyers battling in exceptional bidding wars for those homes, agents are pressed to try to generate more leads.  As competitive as the buying and selling markets are currently, that competitiveness is only heightened with agents vying for the same clients and listings, especially in some of America’s hottest housing markets.

That said, you’re likely looking to set yourself apart from other agents and gain more leads across the board, so we’ve put together some strategies with unique ways to get more leads this summer sales season.

YouTube

YouTube is probably one of the most heavily under-utilized social media avenues available to agents in large part due to the seemingly steep learning curve to properly leverage the platform for sales.  The reality is that YouTube isn’t rocket science and while you may need to be brought up to speed on video editing, once there, YouTube is a tool so valuable you won’t soon dismiss it.

YouTube is so useful for agents in so many different ways.  If you’re looking to entice sellers in your market to come over to your agency, then you can use your expertise to create videos for “How to Sell Your Home Above Asking Price” or “Ways to Boost Your Home’s Value”.  Additionally, if you’re looking to entice both buyers and sellers, consider doing walkthroughs of listings you have currently and market those videos on other social media channels or through your email marketing campaigns.

Host More Open Houses

Open houses are a great way to generate more prospective buyers but can also be a boon to agents looking to draw in sellers as well.  The better you advertise, market, and execute your open house, the more likely you are to draw in prospective buyers, sellers, and potential leads.  While hosting a physical open house is certainly a big draw, in today’s digital post-pandemic age, more and more people are looking towards digital or virtual open houses instead of physical ones.

If you’re targeting a certain neighborhood or area, then hosting multiple physical open houses is a great way to draw in more prospective leads and thereby grow your presence in that niche part of town.  With more buyers looking to relocate and with job shifts happening at an accelerating rate, hosting more virtual open houses could give you an edge on buyers looking to relocate and impress potential sellers looking to move quickly in a hot market.

Target Rural Areas

One thing we’ve seen over the past few years is a shift from urban living to rural living entirely.  What once were small, sleepy rural communities are rapidly growing into highly-desirable places for folks in expensive urban environments to either retire or relocate due to lower prices, fewer building regulations, and copious amounts of buildable land.  However, as we’ve also seen, this can lead to higher land prices, more competition, and easy-to-build-upon areas will be highly competitive.

Targeting rural areas can allow you to expand your current market, snag a growing segment of your potential clients, and even create a new client base for those looking to retire, downsize, or build away from their current urban dwellings.  A rural marketplace can depend heavily on development areas, current land ownership, and other factors associated with location and proximity to towns and cities.  You may also have opportunities to help owners of large land areas break those plots apart into smaller sections for easier selling and re-selling.
